SpringHill Suites Seabrook listing targets investors
The SpringHill Suites Houston NASA/Seabrook in Texas is being offered for sale at a guidance price of $7.5 million. The 88-suite hotel, opened in 2010, sits in the Houston Hobby Airport and NASA submarket and is close to NASA Johnson Space Center, Kemah Boardwalk, major medical facilities and a university campus. The asset is offered without a management encumbrance and is currently operated under absentee ownership.
Projections for 2027 point to an average daily rate of $123, 56 percent occupancy and roughly $2.21 million in room revenue, supporting an 8.1 percent cap rate at the guidance price. Rooms revenue has held steady since 2024, with trailing 12-month rooms revenue of $2.04 million and a 3.6 times rooms revenue multiplier. The property recently benefited from a lobby refresh and new soft goods, while a Marriott change-of-ownership improvement plan of about $1.1 million remains outstanding.
Market and competitive positioning
The hotel records an 89.2 percent RevPAR penetration index but lags its competitive set in occupancy, indicating potential upside if performance converges with peers. A $40,000 incentive from the Seabrook Economic Development Corporation will support exterior repainting. Local demand is also being reshaped by the conversion-driven closure of a 242-room Hilton for roughly two years, as well as ongoing infrastructure work on U.S. Highway 146 and new mixed-use and leisure developments, including a nearby indoor water park resort and town centre projects.
